The Reality Behind Evernest Property Management Services Kansas City: A Tenant’s Experience
If you’re searching for the best property management companies in Kansas City, you may have come across Evernest Property Management Services Kansas City. They advertise seamless tenant experiences, reliable maintenance, and full legal compliance for rental properties, including single-family homes, condos, and small multifamily buildings. But does their service truly live up to these claims?
As a former tenant of an Evernest-managed property in Kansas City, my experience tells a different story. Below is an in-depth breakdown of their services versus my real-life experience.
1. Evernest Property Management Services Kansas City Claims: “Fast and Reliable Maintenance Services”
Reality:
From the day I moved into my rental unit, I faced critical maintenance issues—a very strong urine smell, non-functioning smoke detectors, three faulty electrical outlets, and persistent mold growth. Despite submitting multiple maintenance requests through their online tenant portal, Evernest either ignored my reports or falsely marked them as “completed.”
The situation worsened when the ceiling collapsed due to an untreated leak, causing extensive damage to my personal belongings. Calls to their emergency maintenance line went unanswered, leaving me in an unsafe living situation.

2. Evernest’s Claim: “We Keep Your Property Legally Compliant”
Reality:
After moving in, I discovered that the rental was not legally licensed and had been denied rezoning approval, meaning it was illegally converted into a duplex. Evernest Property Management in Kansas City had rented out a property that was not compliant with local housing laws, putting me at risk of legal issues and eventual eviction.
Despite repeated notices, they failed to secure a rental license or perform necessary safety inspections.
3. Evernest’s Claim: “Transparent Communication and Support”
Reality:
Evernest failed to provide proper communication regarding maintenance, inspections, and legal issues. I often received last-minute notices—sometimes less than an hour before scheduled work—leaving me scrambling to accommodate repairs that never happened.
Worse, Evernest frequently deleted my maintenance requests without resolution and marked severe safety issues as “resolved” even though no work had been done.

4. Evernest’s Claim: “We Provide a High-Quality Living Experience”
Reality:
This leak was reported on August 14th, and management cancelled the request the next morning without taking action. The leak was intermittent – 4 days leaking and 2 days off. September 19, 2024 I awoke to this hole and it remained like this till November 8th, when I was forced to pay the repairs.
The conditions in my rental were anything but “high quality.” The ceiling leaked brown water, mold spread unchecked, and the unit lacked basic safety features like smoke detectors and a fire extinguisher.
Despite multiple requests for mold testing (a lease requirement), Evernest refused to comply, leaving me to pay for professional mold remediation out of pocket.
5. Evernest’s Claim: “We Handle Rent and Financials Fairly”
Reality:
Even after acknowledging the property was uninhabitable, Evernest continued to demand full rent payments.
They refused to reimburse over $4,000 I spent on necessary repairs that they failed to complete.
The owner waived September rent due to the unsafe conditions, only to later try to collect it retroactively.
They threatened legal action for withholding rent, despite Kansas law allowing tenants to withhold rent for uninhabitable conditions.

6. Evernest’s Claim: “Comprehensive Tenant Screening and Leasing”
Reality:
Evernest claims to thoroughly screen tenants and match them with the right rental home, ensuring a seamless leasing process. However, they failed to disclose that my rental unit was not legally zoned as a duplex, meaning the lease itself was based on false pretenses.
Additionally, their leasing process was rushed and lacked transparency, leaving me unaware of the severe issues with the property until I had already moved in.
7. Evernest’s Claim: “We Offer Property Owners Peace of Mind”
Reality:
While Evernest markets itself as a property management solution for investors, their negligence causes serious problems for both tenants and landlords. Property owners should be aware that their lack of proper maintenance and failure to comply with rental laws could result in legal consequences, financial losses, and tenant disputes.
Final Verdict: Is Evernest Property Management Kansas City Worth It?
Based on my experience, I do not recommend Evernest Property Management Kansas City to any prospective tenants. Their failure to provide legal compliance, proper maintenance, and transparent communication left me in an unsafe, stressful, and financially draining situation.
If you’re considering renting a single-family home or apartment managed by Evernest, be sure to: ✔ Confirm that the property has a valid rental license ✔ Request proof of safety inspections and completed maintenance records ✔ Document all communications in case you need legal evidence later
By sharing my experience, I hope to warn and protect other tenants from similar challenges. If you’ve had a comparable experience with Evernest Property Management in Kansas City, consider documenting your issues and reporting them to local housing authorities.
